Energy Efficiency Solutions
Cold air seeps through your walls, forcing your furnace to work harder. This leads to higher bills and less comfort. You feel it in every room, especially on windy days.
Our exterior insulation stops that airflow at the source. It creates a thermal barrier that keeps warmth inside and reduces energy waste all winter. No more cold spots or thermostat battles.
Homeowners in Edgemont Village can avoid drafty walls. Paragon Exteriors provides exterior insulation to North Vancouver and handles the unique challenges of hillside homes. Many homes on the North Shore stay warmer with our help.
We work with permit approvals in this neighbourhood to keep your project on schedule. You get a warmer home without long waits, so your work gets done faster.
Types of Insulation Boards
Rigid foam boards include extruded polystyrene, expanded polystyrene, and foil-faced polyisocyanurate. These boards are attached as a continuous layer over the wall sheathing. Large washers and long screws hold the boards to the studs, and all seams are taped to create an airtight seal. This method reduces heat loss at the framing members, where it usually happens.
Two-component spray foam can be used directly on the exterior sheathing. It expands to fill irregular shapes and bonds permanently. Semi-rigid mineral wool boards are another option. They are non-combustible and allow vapor to pass through, making them suitable for rainscreen systems and helping walls dry outward.
A ventilated air gap behind the cladding helps drain incidental water and supports drying. This rainscreen method is important in Metro Vancouver’s wet climate, where trapped moisture can lead to rot. Flashing at all openings is layered to direct water outward, protecting the sheathing from damage.
To maintain thermal continuity, insulation must cover every exterior surface without gaps. Fasteners are chosen and placed to support the weight of the cladding and resist wind loads. Standoff clips or long screws are used to prevent crushing the foam.
Permit Requirements for Insulation
In Vancouver, the Zoning and Development By-law lets you exclude the thickness of exterior insulation from floor area calculations for many residential buildings up to 7 storeys. This is only allowed if a building envelope professional verifies the assembly. This means your exterior insulation upgrade may not reduce your home’s allowed floor space.
The Vancouver Building By-law requires that exterior insulation meet specific thermal performance standards. You must calculate and submit the effective R-value of your wall assembly as part of your building permit application. Your insulation design must follow these energy requirements when planning your project.
In Surrey, the Building Bylaw requires a building permit for exterior insulation work that changes wall assemblies. An inspection of the insulation and vapour barrier is needed before any cladding or finishes cover them. So, plan your project schedule accordingly.
