Egress Window Installation
Egress windows are usually casement or sliding types. These styles provide a large opening while fitting into a foundation wall. To install, we cut a rough opening in the concrete, put in a buck frame, and secure the window unit. We also seal it to prevent leaks. Window wells with steps or ladders allow safe exit and are filled with gravel for drainage.
For exterior entry doors, we often use pre-hung steel or fiberglass units. These have thermal breaks and weatherstripping. Installation includes anchoring the frame to the foundation, adjusting it to be level, and adding a sill pan flashing to direct water away from the door.
We back-prime and seal the exterior trim to the cladding. All joints are caulked to stop air and water from getting in.
The window or door opening breaks the foundation’s waterproof layer. We use a continuous flashing system to direct water away and down. A flexible membrane is attached to the rough opening, and the window or door flange connects with the drainage plane of the wall above.
In the window well, we use clear stone for backfill that connects to a perforated drain pipe leading to a sump or daylight outlet. This setup stops water from collecting against the foundation and entering the suite. The well is anchored to the foundation with corrosion-resistant anchors to handle soil pressure without damaging the concrete.
For exterior doors, a sill pan flashing under the threshold catches any water that seeps past the door sweep and directs it outside. We seal the door frame to the weather barrier with a continuous bead of sealant, and we cut back the exterior cladding to keep a capillary break.
Bylaw Requirements for Suites
In Vancouver, legalizing a basement suite needs a Development and Building Permit before starting any construction. The suite must follow zoning rules and BC Building Code standards. This includes minimum ceiling heights and limits on how far below grade habitable rooms can be. You also need separate permits for electrical, plumbing, and gas work.
In Burnaby, each home can have only one secondary suite. A building permit is required for any suite conversion. The suite must meet BC Building Code standards and have a minimum floor area of about 30 to 32.5 square meters. All work must follow setback and size rules.
In Surrey, a basement suite must be registered with the City. A building permit is also needed. Zoning conditions and BC Building Code standards apply, and there is an annual service fee charged once the suite is legal.
