Moisture damage hides in plain sight

Even a small gap around a window lets in Vancouver’s relentless rain. Moisture soaks into the framing, causing rot that spreads behind the siding. You may not notice until the window becomes loose.

Flashing protects your home from water damage and enhances curb appeal. It prevents stains on the exterior and keeps the trim secure. This means fewer repairs and a longer life for your exterior.

Stop Moisture Damage

Gaps around windows and doors let cold air and moisture in. This can rot the wood framing and damage your siding. Flashing installed correctly creates a watertight seal that stops these problems before they happen.

Our Window and Door Flashing service seals the gaps that cause drafts and leaks. We use materials built to handle Metro Vancouver’s wet climate, so your home stays dry and comfortable.

New Westminster Service

Paragon Exteriors installs flashing for homeowners in New Westminster. We make sure your windows and doors stay sealed against rain and wind.

New Westminster gets rain all year. It beats on your siding, warping it and peeling paint. We install flashing and other exterior protection that handles that constant wet weather.

Flashing System Parts

Common flashing materials include pre-finished aluminum, galvanized steel, and copper. These materials are custom-bent on site to fit each opening perfectly. Flexible self-adhering flashing tapes, often made of butyl or modified bitumen, create a strong air and water seal when applied over the rough sill, jambs, and head.

We install flashings in a drainage order. The sill pan goes in first, with upturned end dams and a back leg that overlaps the wall sheathing’s drainage plane. Side flashings overlap the sill pan and sit under the water-resistive barrier. The head flashing caps the top with a sloped profile that extends beyond the side flashings.

On the exterior face, we use a continuous bead of high-performance polyurethane sealant with a closed-cell backer rod. This setup allows for thermal movement without breaking the seal. Slip joints between metal flashings help manage expansion between materials.

Building Envelope Connection

A window or door opening interrupts the wall’s drainage plane, so flashing must redirect water outward. The design includes sloping surfaces and capillary breaks to stop moisture from pooling.

Each piece overlaps the one below in a shingle style, ensuring water always drains to the outside. The sill pan’s upturned back leg and end dams create a reservoir that directs any seepage out the front. Head flashings with a drip edge break the adhesion of water to the metal.

To keep thermal and moisture continuity, flashings connect with the water-resistive barrier behind the cladding. Fasteners are placed only in vertical sections to avoid creating holes in the drainage path, and we make sure that sealant joints act as a secondary barrier behind the primary lapped assembly.

Bylaw Requirements for Flashing

In Burnaby, if you replace windows or cladding on multi-unit or complex buildings, you usually need a building permit. Minor repairs often do not need a permit. If your project involves major building envelope repairs, you will need a permit and a registered professional. Before starting work on window and door flashing for larger buildings, check if your project requires a permit.

In Vancouver, one- and two-family homes do not need permits when replacing window or door assemblies in existing openings. This is true as long as you do not change the frame or need fire-resistive ratings. A simple like-for-like replacement with proper flashing usually does not require a building permit. However, if you enlarge, move, or create a new opening, you will need a permit.

Surrey’s noise bylaw limits exterior construction work, including window and door flashing, to between 7 a.m. and 10 p.m., Monday through Saturday. No construction for profit is allowed on Sundays unless you get a noise extension permit. If you hire a contractor for flashing, make sure the work happens within these hours to avoid issues with the bylaw.

Project Experience

Imagine a local school where old window flashings were allowing moisture to enter several classroom wings, putting the building at risk. Our teams replaced the flashings across the whole campus over a few weeks. We worked carefully around the school calendar and followed site rules so classes could continue without interruption. We took out the damaged flashings, fixed the substrate issues, and installed new flashings at every opening to solve the moisture problem. The result was a watertight, draft-free building that maintenance staff no longer had to worry about, showing the level of work our team can manage.

Window and Door Flashing Overview

We install window and door flashing to seal gaps and block air and moisture. This helps prevent rot and drafts, which can extend the life of your exterior. Our teams custom-bend aluminum, copper, or vinyl flashings on site. We layer them in a drainage order with sill pans, side flashings, and head flashings, using sealant and backer rod for a watertight seal. Prices range from CAD 90 to CAD 2,400 based on the number of openings and material chosen. Permit rules vary by city: Vancouver usually doesn’t require one for like-for-like replacements, Burnaby may need permits for larger buildings, and Surrey limits construction noise to 7 a.m. to 10 p.m. Monday through Saturday. We serve homeowners across Metro Vancouver.
