Window Frame Materials

The material of the window frame affects how well it insulates and how much maintenance it needs. Vinyl frames have multiple chambers that trap air for insulation, resist rot, and don’t need painting. Fiberglass frames expand like glass, keeping seals tight when temperatures change. Aluminum frames are strong and good for large openings, but they need a thermal break to reduce heat loss. Wood frames provide natural insulation but need careful finishing to last in our wet climate. Clad frames combine wood with aluminum or vinyl for a low-maintenance outside.

The glazing package defines how well the glass unit performs. Double-pane units with low-emissivity coatings reflect heat while letting in visible light. Argon or krypton gas fills between the panes to slow heat transfer. Warm-edge spacers made of silicone foam or stainless steel replace older aluminum spacers, reducing condensation risk at the edges of the glass. Tempered or laminated safety glass is used where building codes require impact resistance, like in doors and windows near the floor.

Installation starts with measuring the rough opening. The old window is taken out, and the framing around it is checked for rot. The new window is placed on shims to make sure it is square, then fastened through the jambs into the studs. Level and plumb checks are done at several points before finishing the fastening. A sloped sill pan directs any water that gets through the exterior back outside. Finally, foam is applied around the perimeter gap, and a flexible sealant joint is applied on the outside.

Water Control Layer Integrity

A window creates a hole in the building’s envelope, so its installation must keep the water control layer continuous. The main defense is a sloped sill flashing that goes past the jambs and overlaps the wall’s drainage plane to direct water outward. Jamb flashings overlap the sill, and a head flashing with a drip edge protects the top. This setup ensures water drains to the outside and not into the wall cavity.

The air barrier must connect from the wall assembly to the window frame without breaks. Low-expansion foam fills the shim space, stopping air leaks while staying flexible for seasonal movement. On the inside, a continuous bead of sealant or a backer rod with sealant completes the air seal. This inner seal is just as important as the outer one, preventing warm, moist air from the inside from reaching cold surfaces in the wall where it could condense.

Thermal continuity is managed by aligning the window with the wall’s insulation layer. Installing the frame within the insulation layer, instead of at the extreme outside, reduces heat loss through the studs. The flange or fin on a new-construction window connects with the house wrap, while a renovation window must seal against the existing cladding and the water-resistive barrier underneath. Both methods depend on careful overlapping and sealing to keep the drainage plane intact.

Permit and Noise Regulations

In Surrey, if you want to install windows that make openings bigger, add new windows, or change the exterior wall, you need a building permit. This is required by the Surrey Building Bylaw, 2012, No. 17850. You must submit elevation and wall section drawings of the affected façade before starting work.

Surrey’s noise bylaw limits construction noise, including window installation, to 7:00 a.m. to 10:00 p.m. Monday through Saturday, including holidays. Contractors cannot work on Sundays for profit, but homeowners can do the work themselves.

In Burnaby, window installation is allowed from 7:00 a.m. to 8:00 p.m. Monday to Friday, and from 9:00 a.m. to 8:00 p.m. on Saturday. No construction is allowed on Sundays or holidays, and noise from cutting or drilling must stay at or below 85 dBA measured 15.2 m from the source.
