Stone veneer installation
Manufactured stone veneer is made from portland cement, lightweight aggregates, and mineral pigments. This mixture looks like natural stone but is much lighter. The installation starts with a weather-resistant barrier placed over the sheathing. Then, corrosion-resistant metal lath is attached to the studs. A scratch coat of polymer-modified mortar is spread over the lath and allowed to cure. This creates a strong base.
Next, individual stones or panels are set into fresh mortar and pressed down to ensure they make full contact. The joints between the stones are shaped to a consistent width, usually half an inch. This helps water drain away and keeps a neat look. Some systems use interlocking panels that speed up installation while still looking like hand-laid stone.
Stone veneer acts as a drained cladding system. There is a clear air gap behind the veneer. This gap allows moisture that gets behind the stone to drain down and escape through weep screeds at the bottom. Flashing is placed at the bottom of the wall, above windows and doors, and at any horizontal breaks to direct water out. This protects the sheathing and framing.
The metal lath must be attached through the sheathing into the wall studs with corrosion-resistant fasteners. These fasteners are spaced to support the weight of the veneer without sagging. This setup transfers the weight of the stone to the building’s frame. Proper detailing at the foundation line creates a capillary break, stopping ground moisture from rising behind the veneer.
Permit and noise regulations
In Burnaby, you need a building permit for stone veneer cladding. The city may ask for an engineering report at the building inspector’s discretion before starting exterior cladding work.
Burnaby’s noise bylaw limits construction noise to weekdays from 7 am to 8 pm and Saturdays from 9 am to 8 pm. There is no noisy work allowed on Sundays or statutory holidays. Stone veneer installation that makes noise must follow these hours unless an exception is approved.
In Surrey, construction noise for stone veneer installation is allowed from 7:00 am to 10:00 pm Monday through Saturday. No construction for profit or gain is allowed on Sunday. Plan noisy work within these hours or get written approval for extended hours.
