Stucco and Stone Installation
Traditional three-coat stucco starts with a weather-resistant barrier and metal lath attached to the sheathing. The scratch coat locks into the lath, followed by a leveling brown coat that creates a flat surface. The finish coat includes the color and texture, applied by trowel to match the surrounding area.
Manufactured stone veneer is installed as a system with a drainage mat behind it. Each stone is fully covered with adhesive before pressing it onto a scratch coat, preventing voids that can trap water. Joints are shaped with a grout bag to direct rain away, not hold it.
For modern one-coat stucco, we use a mix with fiber reinforcement and built-in water repellent. It is applied over a drainage plane at a controlled thickness, then finished with an elastomeric coating that covers small cracks. This system adapts better to the building than traditional rigid mixes in our wet climate.
A stucco or stone facade acts as a rain screen when designed correctly. The drainage plane behind the cladding allows water to flow down and exit at weep screeds and flashings. This keeps the sheathing dry for many years by separating the water-shedding surface from the water-resistive barrier.
Flashing at every horizontal break directs water outward before it can seep behind the veneer. Head flashings over windows, kickout flashings at roof-wall intersections, and through-wall flashings at the bottom of the wall work together. Each layer must follow the shingle principle so water never runs behind the layer below.
Thermal performance improves when we add exterior insulation between the drainage plane and the cladding attachment. Moving the dew point outward lowers the risk of condensation inside the wall, especially near the ocean, where warm indoor air meets the cold, damp back of the cladding in winter.
Bylaw Requirements for Cladding
In the City of Vancouver, stucco or masonry used as exterior cladding must follow rain and moisture management standards in Section 9.27 of the Vancouver Building By-law 2019. Any re-cladding project needs a building permit, and installation must meet specific material and design rules.
In Vancouver’s RS-7 single-family zones, design guidelines allow stone only as a secondary cladding material, with stucco or wood as the primary. Renovations must fit the neighbourhood’s traditional look, meaning stone accents can’t be used only on the front to create a false façade.
In Surrey, the Noise Control By-law, 1982, No. 7044 limits exterior stucco and stone work by contractors to 7 a.m. to 10 p.m., Monday through Saturday. No contractor work is allowed on Sundays unless a noise permit is issued. Homeowners can work themselves on Sundays, but hired crews must follow these hours.
