When a balcony membrane fails, moisture seeps into the subfloor, feeding rot and mold. In this area’s wet climate, that hidden decay can compromise the entire structure before you notice.
A new membrane provides a slip-resistant surface, enhancing safety during rainy months. It protects the concrete from damage, extending the life of your outdoor space.

Durable Balcony Protection
The visible wear on a balcony tells only part of the story. When the surface starts to break down, water can get underneath and damage the deck structure. A well-installed membrane creates a sealed, walkable surface that sheds rain before it can cause harm.
The process begins with preparing the substrate. We clean, repair, and prime the surface, then apply balcony membranes in Vancouver in layers without seams. This results in a balcony that looks clean and stays dry during the wettest seasons.
In Ladner, the air is often damp from the Fraser River, and balconies face heavy coastal rain. This constant moisture can find any crack or worn seam in an exposed deck. Sealing these openings is crucial here, more than in drier areas of the Lower Mainland.
Many homes in the area have low-profile decks and balconies that can collect standing water if the slope or edge details are not right. A continuous membrane helps water flow off instead of pooling on the surface. This protection keeps the exterior of the home strong during wet winters and hot summers.
Liquid Membrane Installation
In Ladner, we use liquid-applied polyurethane or PMMA membranes. These membranes cure into a seamless, flexible sheet that can bridge small cracks. Preparing the surface is very important, especially for older concrete balconies found in the area. We clean the surface by shot-blasting or grinding it to a CSP-3 profile for better adhesion. Then, we fill any damaged areas with polymer-modified repair mortar. The membrane system includes a primer, a base coat with embedded polyester fleece for added strength at corners and edges, and a UV-stable top coat that has a textured finish for slip resistance. Each layer needs to cure properly, so we plan our work around Ladner’s rainy seasons to ensure good film formation.
The balcony membrane is part of a complete weather barrier. At the door threshold, we install pre-formed metal flashing. This flashing goes behind the wall’s water-resistant barrier and overlaps the membrane. This setup creates a drainage plane that directs water away. We design the substrate with a positive slope or use a sloped mortar bed, usually at least 2 percent toward drains or scuppers. This helps prevent water pooling, which in Ladner’s climate can cause freeze-thaw damage and mold growth. For strength, we seal any mechanical fasteners for guardrails or pavers with pre-formed gaskets or set them in sealant pockets. This avoids making holes in the membrane. The membrane’s ability to stretch helps it handle thermal movement between the deck and the building without tearing.
