Cleaning Agents and Surface Prep
Soft washing uses a sodium hypochlorite solution. This solution is usually mixed with water and a surfactant. The surfactant helps the solution stick to vertical surfaces. It slows down runoff, allowing the active ingredient to stay on the siding long enough to reach mildew roots and spore clusters.
For wood decks, we use a cleaner based on sodium percarbonate or oxalic acid instead of chlorine. Chlorine can raise the wood grain and leave a fuzzy surface. Oxygen-based cleaners break down grayed lignin without damaging the fibers.
Concrete and stucco need a different method. We start with a degreaser for oil spots, then use a low-pressure rinse. We keep the pressure under 1000 psi for stucco. Higher pressure can erode the textured finish and expose the base coat underneath.
The angle of the spray is as important as the pressure. We aim the water downward at a slight slope. This way, runoff follows the natural drainage path of the siding lap and does not go upward into the weep holes or behind the butt joints. Water could reach the weather-resistant barrier if it does.
Vinyl and fiber cement siding have a drainage plane behind them to shed incidental moisture. Careless pressure washing can push water past the laps and overwhelm that plane. This is especially true around window trim and corner boards where flashing transitions are most vulnerable.
On decks, we keep the wand moving along the grain and avoid staying on fastener heads. Concentrated spray on a screw or nail can create a small crater that traps water. This can speed up rot around the fastener over time.
Local Pressure Washing Regulations
When Stage 2 water restrictions are in effect, homeowners cannot pressure wash outdoor surfaces. Only commercial pressure washing is allowed for health or safety reasons, to prepare a surface for painting or sealing, or for aesthetic cleaning by commercial services. During Stage 3, washing impermeable outdoor surfaces is limited to health or safety reasons or commercial washing to prepare for painting or sealing. This affects pressure washing of siding, decks, driveways, and similar exterior surfaces. Paragon Exteriors must ensure compliance with the current restriction stage before performing pressure washing work.
The City of Vancouver’s water use rules state that private pressure washing of outdoor surfaces is generally not allowed. Hosing or pressure washing is only permitted for health or safety reasons, to prepare a surface for painting, sealing, or similar treatment, or for aesthetic cleaning by commercial services. Homeowners cannot do DIY pressure washing, and commercial contractors like Paragon Exteriors may only pressure wash in the limited situations allowed by the bylaw.
Burnaby’s noise bylaw limits construction noise, including exterior work like pressure washing with powered equipment, to between 7:00 a.m. and 8:00 p.m. Monday to Friday and between 9:00 a.m. and 8:00 p.m. on Saturdays. Construction noise is generally not allowed on Sundays or statutory holidays. Continuous construction noise must stay below 85 dBA when measured 15.2 m from the source in residential areas. Pressure washing work at homes in Burnaby must be scheduled within these hours and kept below the noise limits to avoid violations.
