Downtown Vancouver’s busy urban setting and wet climate add extra stress to home exteriors. Salt air, heavy rain, and shade from nearby buildings can make siding warp and paint blister faster than in other areas.
Older homes in the downtown area often have original wood siding that needs more than just a quick paint job. For Downtown Vancouver properties, a complete exterior renovation must consider these local conditions. We use materials and techniques that stand up to the elements.
Siding and Window Installation
In Downtown Vancouver, we select materials that can handle high moisture levels. Fiber cement siding resists rot and swelling. Engineered wood with factory-applied primer provides a strong base for paint. Both materials are installed over a ventilated rainscreen. Furring strips create a gap that lets water drain and air dry the back of the siding.
For window and door replacements, we use vinyl or fiberglass frames with built-in nailing flanges. We apply butyl tape and metal drip caps to the rough opening to direct water outward. Decks are built with pressure-treated lumber, joist tape on all horizontal surfaces, and stand-off post bases to keep wood off concrete in wet conditions.
A well-designed building envelope is important in Downtown Vancouver’s rainy climate. The weather-resistant barrier is layered like shingles beneath the siding, directing water down and away from the sheathing. At window and door openings, flashings work with the barrier to stop water from reaching the framing.
Fasteners must go into structural studs, not just sheathing, to resist wind uplift. We use stainless steel or hot-dipped galvanized fasteners to avoid rust from salt air near the harbour. For decks, ledger boards are attached with bolts and stand-off spacers, and metal flashing directs water away from the wall assembly.
Permit Requirements for Renovations
A building permit is usually needed before starting exterior renovations, according to Vancouver Municipal Code 17.08.090. Some projects, like replacing windows and doors with the same-size units, siding replacement without structural changes, or decks that are less than 18 inches high, may not need a permit.
Construction noise is regulated by Noise Control By-law No. 6555. Work on private property can only occur Monday to Friday from 7:30 a.m. to 8:00 p.m., and Saturday from 10:00 a.m. to 8:00 p.m. No construction noise is allowed on Sundays or holidays without a special permit.
If your home is a designated heritage property, you need a heritage alteration permit for exterior changes like siding, windows, or doors under Heritage Procedure By-law No. 11350.
