Siding alone can’t stop heat from escaping through your wall studs. Exterior insulation wraps your home in a thermal blanket, blocking the path for heat to leave.
We install rigid foam or mineral wool boards over your existing sheathing and then cover everything with new siding. You get a warmer home, lower energy bills, and a fresh look outside—all from the same project.
Mission homes face heavy rain and damp winters that soak into siding and draw out heat. Adding an exterior insulation layer keeps the cold and moisture out before they reach your wall framing.
Many older Mission houses have little wall insulation, making them drafty and costly to heat. Our system improves your home’s thermal performance from the outside, without disturbing your life inside.
Installation Techniques in Mission
In Mission’s wet climate, we use rigid mineral wool boards that let water vapor pass through and dry out. These boards attach directly over the existing wall sheathing with long screws that go into the studs behind.
We create a ventilated rainscreen gap by installing vertical wood or metal strapping over the insulation. This gap helps wind-driven rain drain away and promotes airflow to keep the wall cavity dry.
All board joints are staggered and taped to keep a continuous thermal layer. This setup reduces air leakage and thermal bridging through the studs. Fasteners use large washers to hold the board without crushing it, and their spacing considers Mission’s wind exposure.
Placing insulation outside the sheathing moves the dew point outward. This prevents moist indoor air from condensing on cold studs, which lowers the risk of rot and mold during Mission’s damp winters.
The continuous insulation layer also breaks the thermal bridge at every stud, which greatly reduces heat loss. Together with a ventilated rainscreen, this assembly manages bulk water and allows drying, ensuring long-term durability.
Permit requirements for insulation
District of Mission Building Bylaw 3590-2003 says you need a building permit before starting residential renovations or alterations. This includes removing or replacing exterior-wall insulation, vapour barrier, and drywall. Your exterior insulation project must have a permit application that includes zoning and setback information. It may also need inspections before the new siding covers the insulation work.
If your exterior insulation is part of a larger construction job, the same bylaw states that no one may start or continue construction without a valid permit. Any work done before getting the permit can lead to doubled permit fees. The District can also issue a Work Without Permit notice and require a permit application right away.
Construction noise is an enforceable offence under Bylaw Notice Enforcement Bylaw 5700-2018. This means the noise from your exterior insulation work must follow the hours allowed by the District’s bylaws and permits.
