Paragon
That dampness feeding the mould in your renovation often means the framing or sheathing behind it is quietly rotting away. Ignore the exterior entry points, and you may face structural repairs far beyond replacing drywall. It turns a cosmetic refresh into a major rebuild.
This project can also be a chance to rethink how your home handles our rainy-season wind. Upgrading flashing and cladding details while everything is open lets you modernize the look and stop drafts the builder never addressed, all before the new interior is installed.

Prevent Mould with Exterior Care
When bathroom mould keeps coming back, the real problem is often outside. Water gets in through broken window seals, cracked siding, or poorly flashed areas. A renovation that only fixes the inside does not solve the main issue.
That’s why for bathroom renovations in Vancouver, we always start with the outside. Paragon Exteriors checks and fixes the outer layer first. We replace rotted trim, seal window edges, and make sure siding directs water away. This way, your bathroom stays dry and mould-free long after the new tile is installed.
In South Surrey, heavy rain from October to April tests every exterior seal. Older areas like Ocean Park and Crescent Beach have homes with old wood siding and single-pane windows that fail after many years of moisture. When these seals break down, bathroom mould becomes a constant issue.
Paragon Exteriors knows these areas well. We’ve fixed many window edges along Marine Drive and replaced water-damaged siding in Morgan Creek. Our focus on the exterior stops moisture before it reaches your bathroom walls.
Wall and Window Care
In South Surrey bathroom renovations, we focus on the exterior wall and window. We take out the old bathroom window and check the rough opening for any rot that coastal moisture might hide. If we find damaged framing, we replace it with treated lumber. We then set the new window on a sloped sill pan that directs water away from the wall.
If the siding around the bathroom has water damage, we replace it with fiber cement or engineered wood. These materials resist swelling and warping in damp conditions. We also install metal Z-flashing above the window trim to guide rain down the siding. We use flexible flashing tape over the pan and up the sides so any water that gets past the siding can drain out properly.
South Surrey’s heavy rain requires a building design that drains well. Behind the siding, we create a ventilated gap with vertical strips over a drainage mat. This setup allows water to flow down the back of the cladding and evaporate. It helps dry any moisture that builds up on the back of cold siding during a hot shower.
The weather barrier over the sheathing is taped at all seams and connects with the window flashing. This prevents water from getting through the seams. We also lap the head flashing over the window’s top and the barrier to ensure water flows away.
Bathroom Renovation Permit Details
In South Surrey, any bathroom renovation that changes walls, structural elements, or involves plumbing or electrical work needs a building permit under the Surrey Building Bylaw, 2012, No. 17850. Cosmetic updates, like painting or replacing fixtures in the same spots, usually do not require a permit. Before making layout or system changes, the permit must be obtained.
For bathroom renovations in single-family homes that go beyond minor cosmetic changes, an Interior Renovation Permit is necessary. This process includes submitting an application, owner authorization, title search, and detailed project plans, along with paying the building permit fee and any required damage deposit before starting work.
In Surrey, separate plumbing and electrical permits are needed for renovations that involve plumbing or electrical changes, such as moving drains, adding new outlets, or installing heated floors. These trade permits can only be applied for after the main building permit is issued, and both must be secured before that part of the work begins.
