Rigid Board Installation
In Otter District’s wet, mild winters, closed-cell EPS and semi-rigid mineral wool work well. Both materials handle dampness, and mineral wool drains and dries effectively. Foil-faced polyiso provides more R-value per inch but loses some effectiveness in cold weather and is less forgiving if moisture gets behind it.
Panels are put up after old siding and trim are removed and the sheathing is repaired. A weather barrier is applied first. Then, rigid board is attached to the framing with cap screws that fit the added thickness. Seams are staggered and taped, and panel edges are sealed around every opening.
Vertical furring strips over the foam create a drainage and vent space behind the new cladding. Window and door openings need jamb extensions, deeper trim, and adjusted flashings. Finish siding is reinstalled with longer fasteners that reach the framing, not just the foam.
Continuous exterior insulation pushes the dew point outward. This keeps the sheathing warmer and reduces condensation that can rot walls in coastal British Columbia. Since walls here dry outward for much of the year, low-permeability foam layers need taped and sealed joints to stop bulk water from reaching the sheathing.
A drainage plane and air gap behind the cladding help shed wind-driven rain. Flashings are installed in a shingle style at every penetration. Head flashings sit above each opening, and sill pans catch water at the bottom. Any moisture that enters must still drain and dry.
Fasteners driven through foam lose strength as thickness increases. Furring strips help distribute wind load back to the framing. Fastening is tightened at corners, edges, and openings where uplift concentrates, ensuring every screw engages solid framing.
Permit requirements for insulation
Any exterior insulation work on your Otter District home is considered an alteration. Therefore, you need a building permit from the Township of Langley before starting the work. The application must include site and building plans that show details for the exterior cladding and energy-efficiency provisions. It must also comply with the BC Building Code and Township bylaws.
Upgrading exterior insulation on a single-family home is viewed as an addition or alteration. You or your contractor must apply through the Township of Langley’s residential building permits process, using digital submission if available. Make sure to plan for processing time before scheduling the installation.
When the insulation work is part of a permitted project, the Township requires that building paper be applied over the exterior sheathing before installing the insulation.
