That draft means your heating system works overtime all winter. Heat loss can let moisture sneak into wall cavities, risking rot and mold you can’t see.
An exterior insulation system in this area provides quieter rooms and reduces summer cooling costs. It’s a smart upgrade for homes in Heritage Mountain, where energy efficiency is crucial.

Eliminate cold drafts
Cold walls mean your home loses heat. Exterior insulation creates a barrier that stops drafts before they reach your living space.
We install rigid foam or mineral wool panels over your existing sheathing. This keeps the framing warmer, reduces heat loss, and helps your siding last longer by minimizing condensation behind it.
In Heritage Mountain, moisture-laden air from Burrard Inlet is pushed into walls by winter winds. This makes draft-proofing and drying the exterior important for homes here.
Many homes were built with lower insulation standards. Adding a modern exterior layer cuts heat loss, prevents moisture buildup, and protects your siding and trim from warping in our wet climate.
Exterior Insulation Installation
In Heritage Mountain homes, we install exterior insulation as a continuous layer over the water-resistive barrier. We use corrosion-resistant screws with large washers to secure rigid panels through the sheathing into studs. This setup helps resist uplift from strong winds that come up the inlet. Vertical furring strips create a ventilated rainscreen gap, usually 10 mm or more, before we apply siding. This gap allows water to drain and air to flow behind the cladding.
We often choose mineral wool boards here because they allow vapor to escape. This helps the wall dry to the outside during long wet periods. Extruded polystyrene (XPS) offers a higher R-value per inch but needs taped seams to stop thermal bypass, especially at corners that face the mountain’s strong winds.
In Heritage Mountain, our main goal is to keep the structural sheathing above the dew point. By placing insulation outside the studs, the entire framing cavity stays warmer. This prevents cold surfaces where moisture from indoor air could condense. This is important because the damp outdoor air can push vapor into walls during winter.
We use a dedicated drainage plane behind the siding, along with a continuous water-resistive barrier. This setup makes sure that any rain that gets through the cladding is directed downward and out through weep holes. The insulation fasteners are built to handle negative wind pressures that are common on hillside areas, with spacing and embedment depth designed for specific wind loads.
Permit Requirements for Heritage Mountain
A building permit is needed before starting renovations in Heritage Mountain. The City of Port Moody requires that insulation, vapour barrier, and externally applied vapour or air barrier work must be done before these materials are hidden.
When installing exterior insulation, you must follow the City of Port Moody’s construction hour limits. Work is allowed from 7 a.m. to 8 p.m. Monday to Saturday and from 9 a.m. to 6 p.m. on Sundays or holidays for non-profit work, unless you get special permission.
If your home is heritage-designated in Heritage Mountain, you need a heritage alteration permit before doing any exterior insulation work. The bylaw does not allow changes to the exterior appearance without that permit, except for minor repairs or maintenance that do not alter the exterior.
