Durable Exterior Drywall Solutions

Moisture from constant rain seeps behind old siding and rots the structural sheathing underneath. This hidden damage weakens your home’s exterior and invites mould before you even notice. Our repair method restores those damaged wall surfaces quickly and accurately.

We remove the damaged sections, treat the framing, and install new, moisture-resistant panels that can withstand Vancouver’s weather. The result is a solid, smooth surface ready for new siding or paint—no more soft spots or water intrusion. For a deeper look at drywall in Vancouver, check out how we protect entire wall assemblies.

Why Vancouver Needs Strong Walls

Vancouver has over 160 rainy days a year, and older wood-framed homes often lack modern moisture barriers. When exterior walls stay wet, the sheathing breaks down quickly, leading to expensive structural repairs later on.

Our local crews understand the housing stock—from 1920s character homes in Kitsilano to 1990s builds in Dunbar—and how rain affects each style. Choosing the right panel material and flashing details is crucial. That’s why we customize every job for Vancouver‘s unique climate and building traditions.

Exterior Drywall Installation

We begin by cutting out any rotted oriented strand board or plywood sheathing back to solid framing. For homes in Vancouver, we use exterior-grade gypsum sheathing with a fiberglass mat face, like DensGlass. This type of sheathing resists moisture better than traditional paper-faced drywall. It won’t crumble or swell when it gets damp, which is important in Vancouver’s wet climate before the weather barrier is added.

The panels are spaced an eighth of an inch apart at all edges to allow for natural movement during wet and dry cycles. We secure them with corrosion-resistant ring-shank nails or coated deck screws placed eight inches apart around the edges and twelve inches apart in the middle. This pattern helps resist pull-out forces caused by the seasonal expansion and contraction of wood framing.

After hanging the panels, we apply a skim coat of polymer-modified setting compound to all joints and fastener heads. We avoid using pre-mixed all-purpose mud. The setting compound cures chemically and won’t break down if it gets damp during construction, which is crucial in a city where sudden rain can happen.

Moisture Control in Vancouver

The sheathing is part of a pressure-equalized rainscreen system, which is the standard method for dealing with Vancouver’s high moisture levels. After installing and sealing the sheathing, we add a fluid-applied water-resistive barrier or a mechanically fastened building wrap on top. This membrane is designed to direct water downward and outward, overlapping all vertical seams like shingles.

Next, we install vertical furring strips over the barrier to create a capillary break and a ventilated air gap between the sheathing and the final siding. This gap allows any wind-driven rain that gets past the siding to drain freely at the bottom and dry out, preventing moisture from being trapped against the wall. The bottom of this space is left open and screened to allow for drainage and airflow.

Flashing is added at every horizontal transition—like window heads, deck ledgers, and the base of walls—to guide water out through the siding. These details help ensure the building manages both bulk water and water vapor effectively, keeping the sheathing dry and stable through years of coastal rain.

Vancouver Drywall Permit Requirements

In the City of Vancouver, you need a building permit for drywall work that involves structural repairs, moving interior walls, or fire-separation repairs in multi-unit residential buildings. Basic non-structural drywall work in a single-family home usually does not require a permit, but any work with fire-rated assemblies or structural changes does need a permit and must be applied for through the City’s Development and Building Centre.

Drywall installation and repairs in Vancouver homes must follow the Vancouver Building By-law. This by-law sets standards for fire-resistance ratings of wall and ceiling assemblies, moisture protection in exterior walls, and inspection requirements. Any drywall work that affects structural elements or fire separations is reviewed under the current VBBL as part of the building permit process.

Drywall construction work on residential properties in Vancouver must follow Noise Control By-law No. 6555. This by-law limits construction noise on private property to 7:30 a.m. to 8:00 p.m. Monday to Friday and 10:00 a.m. to 8:00 p.m. on Saturdays. No construction noise is allowed on Sundays or holidays unless a noise by-law exception permit is obtained. Contractors must plan noisy drywall activities like cutting, fastening, and sanding within these hours to avoid enforcement action.
