Moisture-Resistant Bathroom Openings

For vent fan terminations, we use a stainless steel hood with a spring-loaded damper and a gasketed mounting flange. The hood fits into the siding and seals to the weather-resistant barrier, often with a custom PVC trim block to shed water effectively.
In North Vancouver’s rainy climate, every bathroom exterior opening must connect to a continuous drainage plane. We lap the weather-resistant barrier into the rough opening, then install flexible flashing tape at the sill and jambs before setting the window. This directs any moisture that gets behind the siding outward.
The vent hood connects with the weather-resistant barrier using a pre-formed flashing boot that fits under the siding above and over the siding below, keeping a shingle-style lap. We also insulate around the window frame with low-expansion foam to limit thermal bridging and reduce condensation risk on the exterior surfaces.
Bathroom Renovation Permits
In the City of North Vancouver, a building permit is needed for bathroom renovations that go beyond cosmetic updates. If you are moving plumbing fixtures, changing walls, or adding a new bathroom, you must get a permit before starting work. Simple cosmetic changes like new tile or swapping a vanity usually do not need one.
In the District of North Vancouver, a plumbing permit is required whenever you install or change interior plumbing fixtures. This includes moving a toilet, sink, or shower, or adding new drains. Minor repairs like fixing a leak do not need a permit, but any layout changes to your bathroom’s plumbing must be permitted.
The City of North Vancouver’s Noise Control Bylaw 8885 limits construction noise to 7:00 a.m. to 8:00 p.m. Monday through Friday, and 9:00 a.m. to 5:00 p.m. on Saturdays. Noisy renovation work, like demolition or drilling, is not allowed on Sundays and holidays. Your contractor should plan any loud tasks within these allowed hours.
