Fiber cement siding is attached through this gap with corrosion-resistant stainless steel ring-shank nails, leaving the bottom vented with a bug screen to help with drying. At window heads and horizontal trim transitions, custom-bent aluminum flashing with kick-out diverters keeps water from getting behind the siding.
In West Vancouver’s salty air, all exposed fasteners are stainless steel to avoid rust streaks. The exterior paint systems use a primer with high wet adhesion. New trim boards are made of PVC or primed cedar, and we back-prime them to seal the cut ends before installation. Renovation Permits and Noise
For homes in West Vancouver, a building permit is usually required for renovations and for adding on to or changing an existing house. This includes most major home renovation and exterior remodeling work, like changing windows, doors, siding, decks, or similar structural changes. Homeowners should check with the Permits & Inspections Department before starting work, as only basic maintenance is usually exempt.
Under West Vancouver’s Fees and Charges Bylaw, building permit applications for additions, renovations, and changes in a single-family dwelling have a fee of $2,500 or 0.75% of the construction value of the proposed work, whichever is greater, up to a maximum of $20,000. Starting renovation work before the permit is issued can double the permit fee, with a maximum surcharge of $2,000.
West Vancouver’s Noise Control Bylaw limits construction noise from renovation work at homes to certain hours. Construction noise is not allowed on Sundays and holidays. On Saturdays, it is not allowed before 8:00 a.m. or after 5:00 p.m. On weekdays, it is not allowed before 7:30 a.m. or after 5:30 p.m. Exterior home renovation activities that create construction noise must follow these time limits or get an exemption from the District for work outside these hours.
